Staff Editorial: Approve the plan, stop noise complaints

Our View

• Situation: The city is holding a hearing for the apartments on Fourth Street and Polk Ave.

• Stance: The city should approve the owners' plan to cut down on noise complaints.



Tonight will be the hearing about property on 4th and Polk.

Recently, this property has been in the news because of the lawsuit filed by the city about the demolition of the structures currently on the property.

But, the hearing will not be regarding this.

Instead, the board will decide whether or not the owners, Chad and Hadley Phillips, will be able to edit their plan from 17 units of three to four bedroom apartments to 34 units of one to two bedrooms.

We think this would be a positive alteration.

This property is located at 403 and 407 Polk Ave., and is on the border of the campus area and on the verge of the residential housing.

The noise level is already at a high level here because of the apartment complex across the street, Monroe on Fourth, which has two bedroom apartments but four people live in each unit.

The Phillips brothers also own this complex.

If each of these people has one friend over, that makes eight people into such a small space.

The last thing this neighborhood needs is another apartment complex producing the same level of noise.

We believe this should be an easy decision for the Board of Zoning Appeal and Planning to make.

The same amount of people will be living in the building no matter which project they decide to complete.

Chad Phillips is simply trying to create a better atmosphere for the surrounding community by putting more walls between the residents.

Not to mention, if the plan is approved, progress can finally be made towards demolition of the structures, making all parties involved a bit more content.
